It has come to our attention that in the current real estate market some of our sellers may be looking for another, even lower cost way to sell their homes. In response to these requests and in order to accomodate some of our sellers, Assist2Sell Northwest Properties will now be offering a "Flat Fee/MLS Listing Option".
This program allows the seller to sell their home on their own while still getting the HUGE benefit of having the property in the Portland Metropolitan Multiple Listing System (MLS).
This program includes the following services:
-We list your home in the MLS for a one time fee of $500.00
-We will keep it active on the MLS until you sell it or take it
off the market. This includes up to 16 photos that we or you
take and all updates, price changes..etc
-You get a regular Assist2Sell Yard Sign and post placement with
flier box
-A set of 100 Full Color Fliers showcasing your home
-A Supra Lockbox for realtor access
-We provide you with all Oregon contracts and disclosure forms
you will need to complete the sale process
-Your listing is featured on our local and national websites
with a full color photo tour. In additonal it will also be
on various other popular search engines such as YahooHomes,
Google, Realtor.com..etc..
-We will provide you with Open House signs if you need them and
post your open houses on our website as well
This option is not for everyone but it is the most economical way to sell your home. Please note that our ONE TIME fee of $500 for the above services is NON-REFUNDABLE and due before we place the property on the MLS. You don't owe us another penny! However, as you will be placing your home on the MLS you will need to offer a Buyer's Agent commission. The "going rate" in our area right now is between 2.5 and 2.7 percent of the sales price, paid to the agent a closing. While the choice of how much you offer the Buyer's Agent is your decision, we strongly recommend that you offer a competetive amount in the current market we are experiencing.
It is important to understand that with this option we are not representing the Buyer or the Seller in the transaction-we are just providing you with the tools you need to sell your home.
We will begin offering this service on July 1, 2008. Of course we will continue to offer our Full Service option as well!
